Hong Kong Property Market: Estimated 6,000 Residential Registrations in April, Setting a 5-Month Record High.

Director Wang Pindi of the Hong Kong Real Estate Research Department stated that according to the latest data from the Land Registry, as of the 16th of this month, there were 3,559 residential property registrations in Hong Kong (including first-hand private homes, second-hand private homes, and second-hand public housing), an increase of about 68.2% compared to 2,116 registrations in the same period last month. If the current registration progress is taken into account, it is estimated that around 6,000 registrations will be recorded for the whole month, setting a new high in 5 months.
Considering that the time from signing a sales contract to submitting it for registration at the Land Registry takes time, the April registrations generally reflect the market situation in March. As for the impact of the global stock market turmoil caused by the trade war on the Hong Kong property market, it has not yet been reflected in the registration volume for this month.
In terms of the amount, if this month's residential property registrations are divided by monthly comparison, there were 410 registrations for properties over 10 million HKD, an increase of about 30.6% from 314 registrations in the same period last month; 1,298 registrations for properties between 5 million to 10 million HKD, an increase of about 73.1% from 750 registrations in the same period last month; and 1,851 registrations for properties below 5 million HKD, an increase of about 76% from 1,052 registrations in the same period last month.
In terms of the region, if this month's residential property registrations are divided by monthly comparison, there were 1,960 registrations in the New Territories, an increase of about 93.9% from 1,011 registrations in the same period last month; 1,032 registrations in Kowloon, more than doubled from 508 registrations in the same period last month; while 567 registrations in Hong Kong Island decreased by about 5% from 597 registrations in the same period last month.
