On March 31st, the Hong Kong Monetary Authority announced the results of the residential mortgage survey for February 2025. The number of new mortgage applications in February increased by 0.4% compared to January, reaching 6,542 cases.
The amount of new mortgage loans approved in February increased by 4.3% compared to January, reaching 26.1 billion Hong Kong dollars. Among them, loans approved for primary market transactions increased by 21.6% to 12.1 billion Hong Kong dollars; loans approved for secondary market transactions decreased by 9.9% to 11 billion Hong Kong dollars. As for loans approved for refinancing, it increased by 4.4% to 3 billion Hong Kong dollars.
The amount of new drawdown mortgage loans in February increased by 12.8% compared to January, reaching 17.6 billion Hong Kong dollars.
The proportion of new mortgage loans priced based on the Hong Kong interbank offered rate (HIBOR) increased from 93% in January to 94% in February. The proportion of new mortgage loans priced based on the best offered rates decreased from 3.4% in January to 2.4% in February.
The total outstanding mortgage loans increased by 0.2% in February, reaching 1,876.7 billion Hong Kong dollars.
The delinquency rate for mortgage loans remained at 0.12%, maintaining at a low level, while the rate for restructured loans remained close to 0%.
