In the recent period, increasing the intensity of housing subsidies has become a new focus of many local real estate policies. Data from the China Real Estate Research Institute shows that in the first five months of this year, various provinces and cities across the country have introduced over 430 policies. In terms of policy direction, these policies involve optimizing restrictive policies, adjusting housing provident fund loans, distributing housing subsidies, improving urban renewal and related support policies, etc. Many homebuyers express their expectations for new policies that can further reduce the pressure of buying a house, including lowering housing loan interest rates and transaction taxes and fees, as well as distributing housing subsidies. Li Yujia, chief researcher at the Guangdong Provincial Housing Policy Research Center, pointed out that there may be some issues with housing subsidy policies. For example, subsidies may lead to the early release of subsequent demand rather than generating incremental demand, and once the subsidies are stopped, sales may return to normal levels. Even if the subsidies continue, regardless of local financial support, it may be perceived as the new normal in the market, and it will not necessarily accelerate home purchases just because there are subsidies. In addition, the timing and target groups for subsidies need to be carefully considered and researched. "In short, policy research and formulation need to be refined, and valuable financial resources should be used wisely."
