The policy logic in Shanghai may be similar to that in Beijing. However, Li Yujia believes that although speculative demand has essentially exited, it is unlikely for the core areas of Beijing, Shanghai, and Shenzhen to completely exit the purchase restrictions. "If the central areas also completely exit the purchase restrictions, considering the significant income disparity in China, it may lead to wealthy individuals in the country purchasing property in these areas, exacerbating inequality and creating a suction effect on other areas and cities," Li Yujia said.
