Zhitong Finance APP has learned that the China Index Academy stated in an article that from January to October 2026, the total land acquisition amount of 100 real estate enterprises was 646.5 billion yuan, a year-on-year decrease of 17.5%, with the decline narrowed by 3 percentage points compared with January to September. In October, the reasons for the narrowing decline in land acquisition by real estate enterprises were as follows: First, although there was temporarily a gap in land pending auction in the three first-tier cities of Beijing, Shenzhen, and Shanghai, real estate enterprises were still acquiring land in second-tier and third- and fourth-tier cities. For example, 7 land parcels in Chengdu were sold for 3.687 billion yuan, Suzhou and Nanjing launched multiple land parcels on several occasions and all were transacted, and 18 land parcels in Changzhou were sold for 6.346 billion yuan. Second, multiple cities issued detailed rules related to existing-home sales, among which, for land parcels that had been announced but not transferred before the August 28 New Policy, most cities stipulated that applications for pre-sale under the original pre-sale conditions could still be made before the end of 2027. Therefore, some real estate enterprises actively took advantage of the window period to acquire land. From January to October 2026, the full-caliber newly added value of 100 real estate enterprises decreased by 19.2% year on year.
