On May 26th, Guangzhou held a news conference on the series of supporting documents for the implementation of "Implementation Opinions on Further Promoting the Steady and Healthy Development of the Real Estate Market." Qian Zhe, Deputy Secretary of the Party Committee and General Manager of Guangzhou Anju Group, introduced that in order to support residents in improving their housing conditions and smooth the chain of exchanging first and second-hand homes, Anju Group will immediately launch a pilot project to support residents in "selling the old and buying the new." The trial period will last until December 31, 2026, following the principles of "government guidance, market operation, and voluntary participation." The Group will purchase second-hand residential properties below a total price of 3 million RMB, with a building area of less than 70 square meters, located within the Guangzhou Ring Expressway area, regardless of the age of the building. The purchase price will be based on the market transaction price, using a "two-appraisal + negotiation confirmation" mechanism. Through initial inquiry and reassessment by third-party professional organizations, the purchase price will be determined through negotiation with residents to ensure fairness and reasonableness. After the purchase, the old houses will be prioritized for use in affordable housing, talent apartments, and other purposes, focusing on serving the housing needs of new residents, youth, and residents relocated due to urban self-renewal projects.
