The Institute of Finger Research pointed out that in the real estate sector, the sales area of newly built commercial housing nationwide in the first quarter was 195 million square meters, a year-on-year decrease of 10.4%, with sales of 1.73 trillion yuan, a year-on-year decrease of 16.7%. The decline was narrower than in January and February. Overall, after the release of demand following the Spring Festival, the concentration of high-quality projects in core cities entering the market, and increased marketing efforts, there has been a marginal improvement in market sales since March, with the continuation of market repair in core cities such as Beijing and Shanghai in the first half of April. Due to the base effect of the gradual decline in market heat by 2025, it is expected that the year-on-year decline in new home transactions this year will gradually narrow, but the overall market is still at the bottom. Differentiation characteristics are expected to deepen. The continuity of the market repair in April is particularly crucial.
