Beijing real estate agency inquiries surged, Shanghai second-hand housing transactions increased by 24%

According to the latest data from the Beijing Municipal Commission of Housing and Urban-Rural Development, the number of second-hand residential properties signed in January reached 15,000 units. This is the second consecutive month that the number of signings has remained above 15,000 units since December last year. The person in charge of a real estate agency in Chaoyang District of Beijing stated that since the implementation of the real estate policy on December 24th last year, the online consultation volume of the agency has increased by 11%, and the offline viewing and transaction volumes have also correspondingly increased. It is understood that starting from January 1st, adjustments have been made to the value-added tax policy for individuals selling residential properties, with the tax rate for properties sold by individuals within less than 2 years reduced from 5% to 3%. According to statistics, in January this year, the cumulative transaction volume of second-hand houses in Shanghai was 22,834 units, an increase of over 24% compared to 18,387 units in January 2025. Additionally, January also marked the third consecutive month that the transaction volume of second-hand houses in Shanghai has exceeded 22,000 units since November and December 2025. Industry insiders expressed that currently, the listing volume of second-hand houses in Shanghai as a whole is showing a downward trend, and with the decrease in inventory pressure, the market supply-demand relationship is gradually becoming balanced. Expert Ren Jing from a real estate research institute in Shanghai said, "The transaction price is showing a trend of stabilizing, whether it is the average transaction price of second-hand houses in December or in January, there has been a slight increase compared to the previous month."
