Neocloud stocks fell more than 20% in a week, IREN (IREN.US) CEO moves to reassure market: data centers carry zero debt, 96% of GPU costs under Microsoft Corporation contract covered by prepayments and loans
IREN co-CEO responds to financing concerns, saying data centers carry zero debt, prepayments cover nearly half of GPU costs, demand exceeds capacity, and contract prices have doubled.
IREN Limited (IREN.US) co-CEO Daniel Roberts said the company's data centers carry no debt. Roberts' response was aimed at investor concerns over financing for the expansion of artificial intelligence (AI) cloud service providers.
In a post on X (formerly Twitter), Roberts said IREN has so far paid for its data center construction in cash. He added that once sites go live with contracted customers, these facilities can support their own financing. Roberts laid out the process step by step. Customers must first sign multi-year "take-or-pay" contractspaying whether or not they use the compute. He noted that in recent three-year deals, prepayments covered 45% to 55% of graphics processing unit (GPU) costs.
He added that most of the remainder is funded by lenders, with the GPUs serving as collateral. Roberts said IREN's contract with Microsoft Corporation (MSFT.US) is backed by an A-rated loan with an interest rate of about 6%. That loan plus prepayments together account for 96% of GPU spending. At IREN's McKenzie site in British Columbia, a customer without an investment-grade rating borrowed at a fixed 9% rate.
The co-CEO added that loans plus prepayments now exceed the full cost of the GPUs. He acknowledged that future debt will be priced at whatever rate the market offers. But he said recent contracts have a payback period of about 2 years, meaning "widening spreads can barely move the economics of this business."
Demand exceeds build capacity
According to Roberts, customer demand has outstripped IREN's capacity. He added that the company's 2026 capacity is essentially sold out, and pricing on recent three-year contracts is more than double last year's levels. Demand for capacity arriving in 2027 is oversubscribed several times over, and negotiations for 2028 have already begun. He said the bottleneck for the industry is not signing deals but getting GPUs onlinebecause capacity announced across the industry is "asleep."
Neocloud stocks remain under pressure
Neocloud providers have been under sustained pressure over the past week. The stock has fallen more than 20% over the past week. Investors are increasingly worried after debt pressure at CoreWeave (CRWV.US) intensified and a research firm warned that more than 80% of neocloud providers may no longer be able to operate independently by 2030.
Analysts believe the core of this turmoil is not any single company's balance sheet but a systemic interrogation of the "neocloud" business model. The picture Roberts paints"customers pay first, banks follow with loans, GPUs as collateral, two-year payback"is internally consistent at the contract level, but its premise is that demand remains strong and contracts are performed without issue.
The problem is that the current industry bottleneck is not signing deals but GPUs failing to come online on schedule. Once "dormant capacity" expands, the impressive prepayment coverage figures could quickly become invalid.
Behind the market's vote of no confidence is a repricing of the combined risks of "high-return era + high-leverage expansion." Roberts acknowledges that future debt will be priced at market rates but insists that short payback periods are enough to offset spread pressure.
Investors are clearly not satisfied with verbal assurances: when the financing cost for a Microsoft Corporation-level customer has already reached 6%, and non-investment-grade customers are borrowing at a fixed 9% rate, any deterioration in the rate environment will be magnified exponentially. For the neocloud sector to regain trust, what is needed is not CEO posts but real cash flow and capacity delivered on schedule.
