Centaline: In the third quarter, the number of first-hand private residential property transactions in Hong Kong was 3,193, with a total value of HK$49.15 billion.
In the third quarter of 2026, 3,193 first-hand private residential sale and purchase agreements were recorded in Hong Kong, with a total value of HK$49.15 billion, down 54.1% and 42.8% quarter-on-quarter respectively from 6,953 cases and HK$85.948 billion in the second quarter.
Yang Mingyi, Senior Associate Director of the Research Department at Centaline Property, pointed out that in the third quarter of 2026, first-hand private residential sale and purchase agreements in Hong Kong recorded 3,193 transactions, with a total value of HK$49.15 billion, down 54.1% and 42.8% quarter-on-quarter respectively compared with 6,953 transactions and HK$85.948 billion in the second quarter. Driven by multiple factors including the Securities and Futures Commission's rectification measures in mid-May, pressure and declines in Hong Kong stocks, and developers slowing their launch pace, buyers became more conservative and cautious, causing first-hand registrations to slow in July and August.
In August, developers restarted launches. Among them, the large new project in Cheung Sha Wan, Phase I of THE KNIGHTSBRIDGE, was sold at a low secondary-market price, with the first and second rounds recording over 47,000 and 53,000 expressions of interest respectively (THE KNIGHTSBRIDGE Phase I sales registrations amounted to HK$4.573 billion, 482 transactions), boosting overall market sentiment and stimulating new project sales. In September, first-hand registrations climbed back to nearly 1,500 transactions, but the third-quarter registration count was still a new low for nearly eight quarters.
In the first three quarters of 2026, first-hand private residential sale and purchase agreements registered 15,652 transactions, with a total value of HK$199.848 billion, already reaching 76.3% and 88.6% of last year's full-year figures. In September, the Federal Reserve restarted interest rate hikes, and Hong Kong banks did not follow, but the market expects there may still be room for rate hikes within the year. Developers will seize the market conditions to actively launch projects. It is forecast that first-hand transactions for the full year of 2026 may reach about 19,000 transactions, the second-highest in seven years since 2019, while the registration amount is about HK$230 billion, expected to be a new high since 2021.
First-hand building sales registrations under major developers in the third quarter of 2026: Sun Hung Kai recorded HK$5.695 billion (528 transactions), Henderson recorded HK$5.347 billion (392 transactions), Sino Land recorded HK$3.710 billion
(414 transactions), Cheung Kong recorded HK$3.295 billion (30 transactions), and Kerry recorded HK$3.223 billion (73 transactions).
Projects with higher registration amounts by major developers in the third quarter of 2026: 21 Borrett Road II (Ying Tin) had HK$2.371 billion, 13 transactions; LOHAS Park Phase 13A - Sea to Sky
II had HK$2.216 billion, 280 transactions; Chin Yee had HK$2.139 billion, 392 transactions; Tivoli had HK$1.640 billion, 6 transactions; South Land Phase 4B - Sea View had HK$1.476 billion, 63 transactions.
