Hong Kong Property: Hong Kong's first-hand residential transactions in the first 9 months exceeded HK$190 billion, a year-on-year surge of about 30.6%.
In the first nine months of this year, first-hand transaction value reached approximately HK$191.56 billion (HKD, same below), surging about 30.6% from approximately HK$146.73 billion in the same period last year, setting a record high for the same period since the introduction of the First-hand Sales Ordinance.
Wang Pindi, Director of Research at Hong Kong Property, stated that according to data compiled by the Research Department of Hong Kong Property from the "First-hand Residential Properties Electronic Platform" and market sources, the first-hand transaction amount in the first 9 months of this year recorded approximately HK$191.56 billion (HKD, same below), a significant increase of about 30.6% compared to approximately HK$146.73 billion in the same period last year, setting a new record high for the same period since the introduction of the first-hand sales ordinance.
If the first-hand transaction amount in the first 9 months of this year is broken down, new projects launched in the first 9 months of this year involved approximately HK$77.34 billion, accounting for about 40.4%; as for unsold units launched in 2025 or earlier, they recorded approximately HK$114.21 billion, accounting for about 59.6%, reflecting that the cash-absorbing momentum of the first-hand market is more inclined toward unsold units.
If broken down by category amount, of the approximately HK$191.56 billion in first-hand transaction amount recorded in the first 9 months of this year, those exceeding HK$10 million were the main category, recording approximately HK$121.48 billion. It is worth noting that unsold units accounted for approximately HK$88.36 billion, equivalent to about 72.7% of the first-hand transaction amount in this category, showing that the cash-absorbing power of units exceeding HK$10 million is more prominent in unsold units; on the contrary, in transactions of HK$10 million or below, new projects involved more capital, among which those exceeding HK$6 million to HK$10 million recorded approximately HK$52.01 billion, with new projects accounting for approximately HK$32.07 billion, equivalent to about 61.7% of this category, while those of HK$6 million or below recorded approximately HK$18.06 billion, among which new projects recorded approximately HK$12.15 billion, accounting for about 67.3%. It can thus be seen that the capital involved in new projects is mainly concentrated in medium-to-small priced properties of HK$10 million or below, forming a clear contrast with the pattern of unsold units being concentrated in the medium-to-high price market, with each having its own appeal in different price ranges.
If the transaction amount of unsold units in the first 9 months of this year is divided by district, Kai Tak recorded approximately HK$28.03 billion, exceeding the second-ranked Mid-Levels West at approximately HK$10.9 billion by more than 1.5 times. Ho Man Tin recorded approximately HK$8.74 billion ranking third, Sha Tin recorded approximately HK$8.34 billion ranking fourth, and Aberdeen and Ap Lei Chau (including Wong Chuk Hang) recorded approximately HK$8.13 billion ranking fifth.
