Given the time required from signing the sale and purchase agreement to submitting it to the Hong Kong Land Registry for registration, the registration cases in September generally reflect the market conditions in August.
Hong Kong Property: September Hong Kong second-hand residential registration amount exceeded HK$28 billion, up about 5.6% month-on-month Wang Pindi, Director of Research at Hong Kong Property, said that the Research Department of Hong Kong Property, based on data from the Hong Kong Land Registry, showed that September recorded 3,810 registrations for second-hand residential properties in Hong Kong (including second-hand private residential properties and second-hand public housing), an increase of about 1.2% from 3,763 in August; the registration amount involved was about HK$28.07 billion, up about 5.6% from about HK$26.58 billion in August, showing that the month-on-month increase outperformed the number of registrations. Given that it takes time from signing the sale and purchase agreement to submitting it to the Hong Kong Land Registry for registration, the September registration cases generally mainly reflected the market conditions in August. If September's second-hand residential registrations are divided by amount in terms of month-on-month performance, second-hand residential properties worth more than HK$10 million recorded 518 registrations, an increase of about 13.8% from 455 in August, a relatively notable month-on-month increase, driving the overall month-on-month rise in second-hand residential registration amount to outperform the number of registrations; second-hand residential properties worth more than HK$5 million to HK$10 million recorded 1,213 registrations, an increase of about 6.8% from 1,136 in August; on the contrary, second-hand residential properties worth HK$5 million or less recorded 2,079 registrations, a decrease of about 4.3% from 2,172 in August, mainly because after the peak in registration and recording of Wang Fuk Court acquisition cases in July and August, they gradually decreased in September. As for the ranking of second-hand residential registrations in private housing estates in September, LOHAS Park topped the list with 51 registrations, an increase of 27.5% from 40 in August; Discovery Bay ranked second with 35 registrations, a decrease of about 5.4% from 37 in August; Kingswood Villas ranked third with 26 second-hand residential registrations, an increase of 30% from 20 in August.
