America's Bank: America's Confidence Index Reaches Near Eight-Year High Expecting Hong Kong Property Prices to Still Have Room for Growth
Cen Songqian, an analyst at Meilian Property, pointed out that the latest Meilian Confidence Index, which reflects the attitude of property owners towards listing, has reached 85 points, an increase of about 0.6% per week, further rising to a new high since June 2018.
The latest report of the Midland Property Price Index is 139.25 points, with a weekly decrease of 0.19%; however, compared to four weeks ago, the latest property prices have still risen by 1.3%. The property prices have increased by 3.37% so far this year, a 10.27% increase from the low point last year.
Midland Property analyst Samson Chan pointed out that the Midland Confidence Index, which reflects owners' listing attitudes, is currently at 85 points, with a weekly increase of about 0.6%, reaching a new high since June 2018. As the Confidence Index continues to rise, reflecting the new fiscal budget raising stamp duty for super luxury homes has not had a significant impact on the overall property market in Hong Kong. The impact of the recent Middle East situation on the stock market will be reflected in future Confidence Index reports. With Confidence Index remaining above average, it is expected that there is room for property prices to rise, and the upward trend is believed to be unchanged.
If divided by 3 districts, property prices in the 3 districts are developing individually. The Midland Island property price index is 149.08 points, with a weekly increase of 1.36%; the Midland New Territories property price index is 125.2 points, with a weekly decrease of 0.84%; and the Midland Kowloon property price index is 146.23 points, with a slight weekly decrease of 0.05%.
Compared to four weeks ago, property prices in the 3 districts have also developed individually, with the Island and Kowloon districts increasing by 4.85% and 1.5% respectively, but the New Territories district has slightly decreased by 0.05%. As for the changes in property prices so far this year, property prices in all 3 districts have increased, with the Island, Kowloon, and New Territories districts increasing by 6.62%, 4.49%, and 1.36% respectively.
