In December 2025, the Meridian Mortgage Interest Rate Index (MMI), which reflects the actual interest level that new mortgage customers can generally achieve, reported a latest rate of 3.25%, with a monthly decrease of 6 basis points. It has fallen for 3 consecutive months, reaching a new low in 5 months.
According to the latest data from the mReferral Mortgage Brokerage Services referral research department, the mReferral Mortgage Brokerage Services Mortgage Interest Index (MMI) for December 2025, which reflects the actual interest level that new mortgage customers can generally achieve, has dropped by 6 basis points to 3.25% per month, marking a 3-month consecutive decline and reaching a new 5-month low. Cao Deming, Chief Vice President of mReferral Mortgage Brokerage Services, stated that most new mortgage owners tend to choose the H Plan, and Hong Kong banks respectively reduced their best lending rates (P) by a total of 0.25% in September and October last year, bringing the maximum interest rate for new H Plans down to the current 3.25%, causing the MMI to also drop accordingly. Cao Deming mentioned that the labor market in the United States is not deteriorating rapidly at the moment, and it is expected that the Federal Reserve will keep interest rates unchanged at the upcoming meeting next week. As for Hong Kong, the one-month HIBOR is currently at 2.79%, and the trend of HIBOR will depend on US interest rates and fund flows. It is anticipated that the HIBOR will fluctuate between 2% and 3% in the first half of the year, and the actual interest rate for new H Plans will remain at 3.25%. If there is more capital inflow into Hong Kong, there may be a chance for the HIBOR to challenge the level of 2% or less, at which point H Plan owners may have the opportunity to offer lower interest rates than the maximum, and the MMI may also follow suit in declining.
